Description
The former textile factory consists of several historic building parts, including a basement 2-storey front building, an extensive shed hall with characteristic skylights, a boiler house with striking industrial chimney and a 3-storey rear building. The plastered facades in combination with traditional brick architecture and functional industrial elements give the complex a powerful and authentic character.
The complex was founded as a textile factory and grew into an important industrial anchor point within Walddorf. The production buildings, interconnected by the imposing shed hall, reflect the industrial craftsmanship of their time. The ensemble, including the Pförtnerhaus and the boiler house with its iconic chimney, is architectural, technical-historical and locally significant. The buildings still exude the atmosphere of the region's industrial heyday.
The factory site offers considerable space for redevelopment. Thanks to its appearance, robust construction and generous surface areas, the complex is ideally suited for a transformation project. Examples include loft apartments, studio or studio complexes, a creative multi-tenant building, a hotel concept, care institution or training centre. Combinations of living and working are also possible. An exceptional opportunity for developers, investors and visionary entrepreneurs.
The total estimated usable area is approximately 5,950 m².
Walddorf is located at the foot of the Kottmarberg and near the Spreequelle. The region has a strong industrial base with sectors such as mechanical engineering, automotive and manufacturing. With approximately 6,900 inhabitants, the municipality of Kottmar offers a solid basic infrastructure with schools, shops and recreational facilities.
