Rent per month: 280 euros
Nebenkosten per month: 55 euros
Total per month: 335 euros
Buy now and immediately receive a monthly return, that is possible with this rented house, with a return of about 10 to 20%. The rent is paid by the government, so guaranteed income per month. There is no safer investing.
So it has a private courtyard and quite a few barns on the piece of land. Some of these barns are dilapidated.
The cottage itself has a hall with toilet, a living room, bathroom, spacious kitchen and upstairs two bedrooms. Everything in simple but habitable condition (by East German standards). The tenant is a woman alone, who receives support from the state.
It is currently not clear what the current state is like inside. It is possible that it differs from the photos that date from before the rental.
The property is well located nearby, on a quiet parallel road with lots of grass and greenery directly in front of the house. The property is being sold due to rescheduling of the owner's real estate portfolio. The tenant will live there from the end of 2024.
NB - the photos are from May 2024.
Additional costs after award:
notary fees approx. 600 euros, various small administrative costs of Gemeinde, Kreis, Grundbuchamt etc. approx. 300 euros, transfer tax 5 percent, statutory Neben costs 2,371 euros, one-time handling/administration costs 975 euros.
After award, these costs of a total of approximately 5,000 to 6,000 euros must be paid in advance. The file is then submitted to the notary in Sondershausen (Germany). Then there will be a draft purchase contract and a date for signing at the notary in Germany. It is also possible to sign remotely. The remaining purchase amount must be paid five days prior to the notary transfer.

Additional details
• It is an auction only by auction. No exit is organized;
• During the auction, active bidders may be contacted by telephone or in writing to verify bids and to request a bank statement. This serves to protect both the bidder and the bidding process. It is therefore important that bidders can be reached during the auction. Troostwijk reserves the right to block accounts and remove bids. In that case, a bidder who was previously the highest bidder but outbid can then become the highest bidder again and be kept to the bargain.
• After the client has been awarded, a deposit note of 30% of the purchase price + auction costs must be paid within 48 hours;
• Upon receipt of the deposit, the notarial deed is drawn up and signed at a notary appointed by the seller in Sondershausen - Germany;
• Despite whether the possibility exists or viewing from the inside is possible, we advise you to view the object from the outside before you place a bid. After the client has been awarded, there is no longer any possibility of viewing.
• Sales are done through Auflassung vormerkung. In addition, the benefits and burdens have also been transferred equally;
• Payment of the other costs must be made after signing the purchase agreement;
• Please note: a bid placed is unconditional and irrevocable;
• 21% VAT is charged on the auction costs;
• This sale comes with an 'as is/where is' clause;
• The terms and conditions of use and the legal relationships that arise with regard to the auction are governed by Dutch law;
