Description
This house is located in a quiet, rural area with various extensions and a solid basic construction. The house stands on a foundation of granite blocks with masonry. Plastic frames with double glazing have been installed at the front and right side of the ground floor. The front door is also made of plastic. The electricity connection is located on the front façade and runs to the meter cupboard on the upper floor.
On the left, the house has been extended over the full height, so that the entrance is in an alcove. In addition, there is an additional extension. The state of maintenance varies. The woodwork of the original house is reasonable, but needs local maintenance and painting. The woodwork of the extensions is in poor condition and requires repair or replacement.
At the rear, the façade consists partly of wood and partly of brick. Part of the wall is hidden from view by the adjacent slope. There are loose bricks and the wooden part has a layer of roofing felt or similar material.
A window at the rear on the ground floor is broken and there are openings where window frames have probably been before. The chimney is also damaged over the visible height.

• This is an auction by auction only. There will be no turn-off;
• During the auction, we may contact active bidders by telephone or in writing to check bids. We do this to protect bidders and the bidding process. It is therefore important that you, as a bidder, can be reached during the auction.
• After the client has been awarded, a deposit note of 30% of the purchase price must be paid within 48 hours, + auction costs must be paid;
• After receipt of the deposit, the purchase agreement is drawn up and signed at a notary in Germany;
• The purchase contract must be signed within 2 months of receipt;
• Payment of the other costs must be made after signing the purchase agreement;

• If the buyer does not sign 2 months after receiving the purchase contract, the deposit can be withheld and the object will be auctioned again, the lesser proceeds must be compensated by the previous highest bidder.
• If the notarial date cannot be fulfilled by the buyer, the contract must be signed by means of an apostille.
• It is possible that after the auction closes, an e-mail will be sent with the message that the lot has not been allocated. Unfortunately, this is a bug in our system, which we are working on. The message should be considered as not sent.
