Located in the picturesque village of Nikolaevo in the Veliko Tarnovo region, this spacious two-storey rural property offers a 700 m² plot and several outbuildings/barns.

Nikolaevo is a quiet, but well-connected village, with easy connections to all major cities in the region, including Veliko Tarnovo.

The outer edge of the village is surrounded by hills, forests and unspoilt nature. Still, all major cities are quickly and easily accessible thanks to the new roads and train station in nearby Strazhitsa. The old Bulgarian capital and UNESCO World Heritage city of Veliko Tarnovo (see the last photos in the list) is easily accessible.

The property has not been inhabited for several years and requires renovation throughout the property.

A holiday home, a permanent home for retirees, a place for remote workers/digital nomads, or a profitable Airbnb project in one of Bulgaria's most popular tourist regions.

There are no obligations attached to the property, and it can be retained as an investment. The only mandatory ongoing costs are the annual taxes, which are around €50 per year.

Viewings can be arranged at short notice, but only before bidding during the auction period. The transfer of ownership can be completed through a local notary or remotely through any notary in Europe or the Bulgarian Embassy in The Hague.

Notary and legal fees apply, estimated at up to €600 + 7%, including transfer tax. Land ownership and residence rights are available to all EU citizens. How do I place a bid?

You can easily participate in the auction through the website. Log in as usual and navigate to the lot of your choice. On the right side of the screen, you will find 'Bid' and 'Auto Bid.' Click on 'How does this work' for more information about automatic bidding.

Click on 'Bid' to see the total amount of your bid, including the buyer's premium and VAT. After accepting the general terms and user conditions by checking the box, click 'Confirm' to place the bid.

What is reserve price?

A reserve price is the (non-visible!) minimum amount that a seller has set for a lot and is the lowest price for which the seller is willing to sell. The highest bidder who meets or exceeds this price wins.

If this price is not met, you can still have a chance to win. The closer your bid is to the reserve price, the greater your chance of winning this lot.

The lot is awarded to the highest bidder whose bid is equal to - or higher than - the reserve price at the end of the auction. If the highest bid has met the reserve price or more, the lot is sold immediately for this price.

What costs are added to my bid?

In addition to your bid, additional costs are incurred in the form of a buyer's premium percentage and VAT. These percentages vary depending on the country. VAT is applied to both your bid and the buyer's premium. Before confirming your bid, you will always receive an overview detailing all relevant amounts associated with your bid, including the final total. This way, you are fully informed about the total amount of your bid.

What is an auto bid versus a manual bid?

An auto bid is a way for you to automatically participate in a bidding process. You enter an amount you are willing to pay for an item and then automatic bids are placed for you up to your maximum bid - but only if necessary. Your maximum bid is hidden from other bidders during the auction. Placed auto bids are indicated by an "A" after the placed bid in the bid history. You need to update a manual bid every time someone outbids you. Keep in mind that an auto bid in the same level as a later manual bid will always lead the auction - because it was placed first.
