About this lot

• An Art Nouveau villa from 1890, 80-90% of which has been ecologically renovated. The living area is 200 m2 spread over 2 floors. There is a large eat-in kitchen with fireplace, 2 bathrooms and 5 bedrooms. Underfloor heating on the ground floor and wall heating on the upper floor. Heating is provided by a central wood-burning stove or wood gasification in an outdoor room. • The roof is currently being re-roofed with original antique Öslau heart tiles. • An outbuilding of approx. 400 m2 (floor area approx. 200 m2), consisting of a basement and 2 floors. • The third building is a brick Art Nouveau industrial building with approximately 600 m2 of living space (floor area approximately 200 m2). It needs to be completely renovated, has 3 floors and an attic that can be converted. The roof of the building collapsed about 3 years ago, we repaired it with ALU trapezoidal sheets and it has been drying for 3 years now. From our point of view, a renovation is worthwhile, but it can also be dismantled. • On the property there is a meadow orchard (approx. 1,000 m2), vegetable garden (approx. 200 m2) with an old greenhouse (approx. 50 m2), electric outdoor sauna, swimming pond (approx. 300 m2), a chicken coop, garden house (approx. 16 m2) used as a rabbit hutch, as well as an open horse stable with paddock (approx. 1,000 m2). • Many fruit trees have been planted in recent years: cherry (5x), pear (1x), apple (9x), mulberry (3x), walnut (2x), mirabelle (2x), almond (1x), peach (4x), plum trees (2x) – so many are still very young. • There are also many shrubs such as blackcurrants and redcurrants, chokeberries, gooseberries, blackberries, vines and hazelnuts. • There are all kinds of opportunities for development here. The dream of living and working in one place is quickly realized here. It is a paradise for children. • Self-sufficient real estate, small farm, office or practice – everything is possible. • For the full text, open the file under documents!

Frequently asked questions

How do I place a bid?

You can easily participate in the auction through the website. Log in as usual and navigate to the lot of your choice. On the right side of the screen, you will find 'Bid' and 'Auto Bid.' Click on 'How does this work' for more information about automatic bidding.

Click on 'Bid' to see the total amount of your bid, including the buyer's premium and VAT. After accepting the general terms and user conditions by checking the box, click 'Confirm' to place the bid.

What is reserve price?

A reserve price is the (non-visible!) minimum amount that a seller has set for a lot and is the lowest price for which the seller is willing to sell. The highest bidder who meets or exceeds this price wins.

If this price is not met, you can still have a chance to win. The closer your bid is to the reserve price, the greater your chance of winning this lot.

The lot is awarded to the highest bidder whose bid is equal to - or higher than - the reserve price at the end of the auction. If the highest bid has met the reserve price or more, the lot is sold immediately for this price.

What costs are added to my bid?

In addition to your bid, additional costs are incurred in the form of a buyer's premium percentage and VAT. These percentages vary depending on the country. VAT is applied to both your bid and the buyer's premium. Before confirming your bid, you will always receive an overview detailing all relevant amounts associated with your bid, including the final total. This way, you are fully informed about the total amount of your bid.

What is an auto bid versus a manual bid?

An auto bid is a way for you to automatically participate in a bidding process. You enter an amount you are willing to pay for an item and then automatic bids are placed for you up to your maximum bid - but only if necessary. Your maximum bid is hidden from other bidders during the auction. Placed auto bids are indicated by an "A" after the placed bid in the bid history. You need to update a manual bid every time someone outbids you. Keep in mind that an auto bid in the same level as a later manual bid will always lead the auction - because it was placed first.
