About this lot

• 2,564 m² of land with an old house and outbuildings in Cherne Mogila. Located just 15 minutes from the main town of Harmanli, where all town amenities, including supermarkets, can be found. • The same 15 minutes will take you to the Sofia – Istanbul highway or the international train station on the route of the Orient Express. A very easy to reach and strategic location surrounded by unspoiled nature. The wild beauty of the Sakar Mountains is all around you, with several lakes close to the village. The property offers a lot of privacy and mountain views. The house has been vacant and along with the outbuildings it needs repairs everywhere if the new owner wants to modernise it. • The large plot of land is extremely fertile, and the region is best known for growing watermelons, although almost anything you plant here in the south will grow. • Perhaps the biggest reason for choosing this property is the fact that you have easy and quick access to three amazing lands. The best nature of Bulgaria is all around you, and within just 30 minutes you can be in both Turkey and Greece. • As it stands, the property offers a viable investment opportunity ahead of the introduction of the euro in Bulgaria next year, when property prices are expected to continue to rise. • Bulgaria's accession to the Schengen area will also increase the number of visitors (the number of tourists has already increased by 30% this year). There are plenty of conversion options available to the new owner, ranging from a simple holiday home in a country with the best value and lowest cost of living in Europe to a profitable Airbnb. • For the full text, open the file under documents!

Frequently asked questions

How do I place a bid?

You can easily participate in the auction through the website. Log in as usual and navigate to the lot of your choice. On the right side of the screen, you will find 'Bid' and 'Auto Bid.' Click on 'How does this work' for more information about automatic bidding.

Click on 'Bid' to see the total amount of your bid, including the buyer's premium and VAT. After accepting the general terms and user conditions by checking the box, click 'Confirm' to place the bid.

What is reserve price?

A reserve price is the (non-visible!) minimum amount that a seller has set for a lot and is the lowest price for which the seller is willing to sell. The highest bidder who meets or exceeds this price wins.

If this price is not met, you can still have a chance to win. The closer your bid is to the reserve price, the greater your chance of winning this lot.

The lot is awarded to the highest bidder whose bid is equal to - or higher than - the reserve price at the end of the auction. If the highest bid has met the reserve price or more, the lot is sold immediately for this price.

What costs are added to my bid?

In addition to your bid, additional costs are incurred in the form of a buyer's premium percentage and VAT. These percentages vary depending on the country. VAT is applied to both your bid and the buyer's premium. Before confirming your bid, you will always receive an overview detailing all relevant amounts associated with your bid, including the final total. This way, you are fully informed about the total amount of your bid.

What is an auto bid versus a manual bid?

An auto bid is a way for you to automatically participate in a bidding process. You enter an amount you are willing to pay for an item and then automatic bids are placed for you up to your maximum bid - but only if necessary. Your maximum bid is hidden from other bidders during the auction. Placed auto bids are indicated by an "A" after the placed bid in the bid history. You need to update a manual bid every time someone outbids you. Keep in mind that an auto bid in the same level as a later manual bid will always lead the auction - because it was placed first.
