About this lot

Secluded property in southern Bulgaria with unobstructed views Located in Razdel, about 30 minutes from Turkey and less than an hour from Greece.

Just 30 minutes from the main town of Elhovo, where all city amenities can be found, including supermarkets etc.

A popular region among holiday home owners and expats who benefit from Bulgaria's low cost of living and taxes.

The house has been vacant and will need to be completely renovated by the new owner if it is to be modernised.

The large plot of land is exceptionally fertile, and the region is best known for the cultivation of watermelons, although almost anything you plant here in the south will grow.

There are no obligations attached to the property, and it can be left as is. The only ongoing costs are the annual taxes, which are only around €40 per year. Yes, that's right — your annual tax is only forty euros. There are no other mandatory costs or obligations.

The transfer of ownership can be completed through a local notary or the Bulgarian embassy in The Hague. The winning bidder must fulfil his obligation within 14 days of the end of the auction.

Notary and legal fees apply, averaging €600 + 7% including transfer tax. Land ownership and residence rights are available to all EU citizens. Non-EU citizens can also own land by setting up a non-trading company (Ltd.) in Bulgaria. Fees and terms vary; non-EU citizens must contact us before bidding.

Attention please!
• It is an auction only by auction. No exit is organized; • During the auction, active bidders may be contacted by telephone or in writing to verify bids and to request a bank statement. This serves to protect both the bidder and the bidding process. It is therefore important that bidders can be reached during the auction. Troostwijk reserves the right to block accounts and remove bids. In that case, a bidder who was previously the highest bidder but outbid can then become the highest bidder again and be kept to the bargain. After the client has been awarded, the entire purchase price (100%) must be paid within 48 hours; • After receipt of payment, the purchase agreement is drawn up by a local notary; • Taxes are levied on the purchase price according to Bulgarian laws and regulations; • Payment of the other costs must be made after signing the purchase agreement; • Please note: a bid placed is unconditional and irrevocable; • 21% VAT is charged on the auction costs; • This sale comes with an 'as is, where is' clause; • The terms and conditions of use and the legal relationships that arise with regard to the auction are governed by Dutch law; • Troostwijk Auctions Real Estate • Overschiestraat 59 • 1062 XD Amsterdam • realestate@troostwijkauctions.com • Tel. +31 (0)85 -107 43 03

Frequently asked questions

How do I place a bid?

You can easily participate in the auction through the website. Log in as usual and navigate to the lot of your choice. On the right side of the screen, you will find 'Bid' and 'Auto Bid.' Click on 'How does this work' for more information about automatic bidding.

Click on 'Bid' to see the total amount of your bid, including the buyer's premium and VAT. After accepting the general terms and user conditions by checking the box, click 'Confirm' to place the bid.

What is reserve price?

A reserve price is the (non-visible!) minimum amount that a seller has set for a lot and is the lowest price for which the seller is willing to sell. The highest bidder who meets or exceeds this price wins.

If this price is not met, you can still have a chance to win. The closer your bid is to the reserve price, the greater your chance of winning this lot.

The lot is awarded to the highest bidder whose bid is equal to - or higher than - the reserve price at the end of the auction. If the highest bid has met the reserve price or more, the lot is sold immediately for this price.

What costs are added to my bid?

In addition to your bid, additional costs are incurred in the form of a buyer's premium percentage and VAT. These percentages vary depending on the country. VAT is applied to both your bid and the buyer's premium. Before confirming your bid, you will always receive an overview detailing all relevant amounts associated with your bid, including the final total. This way, you are fully informed about the total amount of your bid.

What is an auto bid versus a manual bid?

An auto bid is a way for you to automatically participate in a bidding process. You enter an amount you are willing to pay for an item and then automatic bids are placed for you up to your maximum bid - but only if necessary. Your maximum bid is hidden from other bidders during the auction. Placed auto bids are indicated by an "A" after the placed bid in the bid history. You need to update a manual bid every time someone outbids you. Keep in mind that an auto bid in the same level as a later manual bid will always lead the auction - because it was placed first.
