This characterful property is located in the protected historic center of Laucha an der Unstrut, a picturesque medieval town located in a region known for its vineyards, rivers, and natural beauty. The house is in need of a complete renovation, but offers solid structural elements and an exceptional location that makes it easy to imagine its future.

One of the most important improvements has already been made: the gable roof has been completely renewed and provided with a vapour-permeable foil on the inside. Please note: the flat roof parts have not yet been replaced.

The plot size is 220 m² and the total area of all rooms (measured at floor level) is approximately 150 m².

The entrance to the building has also been thoughtfully designed. The front door, visible in the photos, does not lead directly to the living area, but to a covered passage that opens into the garden – an ideal place for bicycles, tools or storage. The actual entrance to the house is on the garden side, which provides privacy and separation.

Frequently asked questions

How do I place a bid?

You can easily participate in the auction through the website. Log in as usual and navigate to the lot of your choice. On the right side of the screen, you will find 'Bid' and 'Auto Bid.' Click on 'How does this work' for more information about automatic bidding.

Click on 'Bid' to see the total amount of your bid, including the buyer's premium and VAT. After accepting the general terms and user conditions by checking the box, click 'Confirm' to place the bid.

What is reserve price?

A reserve price is the (non-visible!) minimum amount that a seller has set for a lot and is the lowest price for which the seller is willing to sell. The highest bidder who meets or exceeds this price wins.

If this price is not met, you can still have a chance to win. The closer your bid is to the reserve price, the greater your chance of winning this lot.

The lot is awarded to the highest bidder whose bid is equal to - or higher than - the reserve price at the end of the auction. If the highest bid has met the reserve price or more, the lot is sold immediately for this price.

What costs are added to my bid?

In addition to your bid, additional costs are incurred in the form of a buyer's premium percentage and VAT. These percentages vary depending on the country. VAT is applied to both your bid and the buyer's premium. Before confirming your bid, you will always receive an overview detailing all relevant amounts associated with your bid, including the final total. This way, you are fully informed about the total amount of your bid.

What is an auto bid versus a manual bid?

An auto bid is a way for you to automatically participate in a bidding process. You enter an amount you are willing to pay for an item and then automatic bids are placed for you up to your maximum bid - but only if necessary. Your maximum bid is hidden from other bidders during the auction. Placed auto bids are indicated by an "A" after the placed bid in the bid history. You need to update a manual bid every time someone outbids you. Keep in mind that an auto bid in the same level as a later manual bid will always lead the auction - because it was placed first.
