About this lot

Located in Polkovnik Dyakovo, Dobrudja region on the Black Sea. All basic amenities are available – mains water, electricity, tarmac access road + less than two minutes walking distance to shops, bus stops and all other amenities.
Less than an hour from multiple beaches and about one hour from Varna airport, this property offers realistic holiday potential. Obviously, the property needs cosmetic repairs and possibly upgrades. But before you opt for cheaper offers at the market or auctions, consider how much you can save by choosing a decent property with easy access and pre-existing utilities – including an indoor bathroom. When calculating the costs required for the so-called cheaper properties, it is not rocket science to understand that a solid starting base in the right region ultimately offers better returns and costs much less to modernise.

Location is everything! The Dobrudja region on the Black Sea is perfect for those who love the coast but don't like crowds. There are still extensive protected coastal strips without massive development or tourist crowds. If you still want urban energy or resort atmosphere, you can choose from well-known destinations such as Varna, Balchik and Albena. However, our personal recommendation is the pristine beaches around Durankulak. In addition to holidays, the investment potential is also clear to many. The long-awaited introduction of the euro in Bulgaria is possible within a year, and here too it is no mystery which way real estate prices will go.

Ideal if:
Holiday home, permanent home for retirees, remote workers/digital nomads, or a feasible Airbnb project in one of Bulgaria's most famous tourist regions.

Attention please!
• It is an auction only by auction. No exit is organized; • During the auction, active bidders may be contacted by telephone or in writing to verify bids and to request a bank statement. This serves to protect both the bidder and the bidding process. It is therefore important that bidders can be reached during the auction. Troostwijk reserves the right to block accounts and remove bids. In that case, a bidder who was previously the highest bidder but outbid can then become the highest bidder again and be kept to the bargain. • After the client has been awarded, the entire purchase price (100%) must be paid within 48 hours; • After receipt of payment, the purchase agreement is drawn up by a local notary; • Taxes are levied on the purchase price according to Bulgarian laws and regulations; • Payment of the other costs must be made after signing the purchase agreement; • Please note: a bid placed is unconditional and irrevocable; • 21% VAT is charged on the auction costs; • This sale comes with an 'as is, where is' clause; • The terms and conditions of use and the legal relationships that arise with regard to the auction are governed by Dutch law; • Troostwijk Auctions Real Estate • Overschiestraat 59 • 1062 XD Amsterdam • realestate@troostwijkauctions.com • Tel. +31(0)33 - 808 02 62

Frequently asked questions

How do I place a bid?

You can easily participate in the auction through the website. Log in as usual and navigate to the lot of your choice. On the right side of the screen, you will find 'Bid' and 'Auto Bid.' Click on 'How does this work' for more information about automatic bidding.

Click on 'Bid' to see the total amount of your bid, including the buyer's premium and VAT. After accepting the general terms and user conditions by checking the box, click 'Confirm' to place the bid.

What is reserve price?

A reserve price is the (non-visible!) minimum amount that a seller has set for a lot and is the lowest price for which the seller is willing to sell. The highest bidder who meets or exceeds this price wins.

If this price is not met, you can still have a chance to win. The closer your bid is to the reserve price, the greater your chance of winning this lot.

The lot is awarded to the highest bidder whose bid is equal to - or higher than - the reserve price at the end of the auction. If the highest bid has met the reserve price or more, the lot is sold immediately for this price.

What costs are added to my bid?

In addition to your bid, additional costs are incurred in the form of a buyer's premium percentage and VAT. These percentages vary depending on the country. VAT is applied to both your bid and the buyer's premium. Before confirming your bid, you will always receive an overview detailing all relevant amounts associated with your bid, including the final total. This way, you are fully informed about the total amount of your bid.

What is an auto bid versus a manual bid?

An auto bid is a way for you to automatically participate in a bidding process. You enter an amount you are willing to pay for an item and then automatic bids are placed for you up to your maximum bid - but only if necessary. Your maximum bid is hidden from other bidders during the auction. Placed auto bids are indicated by an "A" after the placed bid in the bid history. You need to update a manual bid every time someone outbids you. Keep in mind that an auto bid in the same level as a later manual bid will always lead the auction - because it was placed first.
