About this lot

Large plot and buildings in classical architecture.

Located in Vodna, a quiet, secluded and discreet location surrounded by unspoiled nature and hills.
The surrounding area offers unparalleled peace and privacy. Still, the regional town of Kula is only a 20-minute drive away.

A little further is the border with Serbia, and the town of Zaječar (SRB) is also just 20 minutes away, with shops, supermarkets, restaurants and bars.
In the opposite direction, Vidin, the cheapest city in Europe, is on the Danube, 30 minutes away. From there, you can explore Calafat (RO) across the new Danube Bridge.

Just 4 km from the house is the town of Gramada, with access to a medical centre and supermarkets.
The house has four rooms and in the garden there are plum and quince trees. The plot is fenced with an authentic stone fence.

There are agricultural outbuildings that need renovation.

The house is at the end of the row.
Nearby nature attractions:
Rabisha Lake – Bulgaria's largest natural freshwater lake, up to 15 meters deep. Rich in fish, including catfish. Close to the famous Magura Cave with prehistoric murals.
Stakevska River – A scenic river within Vidin County, with a waterfall at Belata Voda, a recognized natural monument.
Archar River – Flows near the ruins of ancient Roman Ratiaria and close to Rabisha Lake and Magura Cave.

The name "Vodna" (derived from the Bulgarian word for "water") reflects the abundance of natural springs, fountains, and wells in the area – many of which never dry up. This water wealth is essential for the identity and daily life of the village. The river Kuchovets contributes to the natural and cultural character of Vodna.

Frequently asked questions

How do I place a bid?

You can easily participate in the auction through the website. Log in as usual and navigate to the lot of your choice. On the right side of the screen, you will find 'Bid' and 'Auto Bid.' Click on 'How does this work' for more information about automatic bidding.

Click on 'Bid' to see the total amount of your bid, including the buyer's premium and VAT. After accepting the general terms and user conditions by checking the box, click 'Confirm' to place the bid.

What is reserve price?

A reserve price is the (non-visible!) minimum amount that a seller has set for a lot and is the lowest price for which the seller is willing to sell. The highest bidder who meets or exceeds this price wins.

If this price is not met, you can still have a chance to win. The closer your bid is to the reserve price, the greater your chance of winning this lot.

The lot is awarded to the highest bidder whose bid is equal to - or higher than - the reserve price at the end of the auction. If the highest bid has met the reserve price or more, the lot is sold immediately for this price.

What costs are added to my bid?

In addition to your bid, additional costs are incurred in the form of a buyer's premium percentage and VAT. These percentages vary depending on the country. VAT is applied to both your bid and the buyer's premium. Before confirming your bid, you will always receive an overview detailing all relevant amounts associated with your bid, including the final total. This way, you are fully informed about the total amount of your bid.

What is an auto bid versus a manual bid?

An auto bid is a way for you to automatically participate in a bidding process. You enter an amount you are willing to pay for an item and then automatic bids are placed for you up to your maximum bid - but only if necessary. Your maximum bid is hidden from other bidders during the auction. Placed auto bids are indicated by an "A" after the placed bid in the bid history. You need to update a manual bid every time someone outbids you. Keep in mind that an auto bid in the same level as a later manual bid will always lead the auction - because it was placed first.
