About this lot

In the middle of the historic market square of Reichenbach (Oberlausitz), a short distance from the world-famous town of Görlitz, stands this spacious building with a rich history. The building has had a catering function on the ground floor for many years, while the upper floors offered space for two families.

With a total area of approx. 450 m² (excluding the spacious attic), this property offers enormous development opportunities. Its location, right on the market square, makes it a unique investment object for entrepreneurs, investors and creative developers.

Possible destinations
• Bed & Breakfast or Boutique Hotel: thanks to its spacious layout and strategic location near Görlitz, Poland and the Czech Republic, it is an excellent base for tourists.
• Catering with upstairs apartments: the ground floor can once again serve as a restaurant, café or retail space.
• Multiple apartments: with the large attic and floors, various residential units can be realized here.
• Living/working combination: ideal for creative entrepreneurs who want to combine living and business.

Property condition The building is offered in a state to renovate. The photos honestly show the current situation, but also the enormous potential: the ground floor as a catering facility, the floors as apartments or B&B rooms, and the attic as a luxury loft or extra accommodation space.

Frequently asked questions

How do I place a bid?

You can easily participate in the auction through the website. Log in as usual and navigate to the lot of your choice. On the right side of the screen, you will find 'Bid' and 'Auto Bid.' Click on 'How does this work' for more information about automatic bidding.

Click on 'Bid' to see the total amount of your bid, including the buyer's premium and VAT. After accepting the general terms and user conditions by checking the box, click 'Confirm' to place the bid.

What is reserve price?

A reserve price is the (non-visible!) minimum amount that a seller has set for a lot and is the lowest price for which the seller is willing to sell. The highest bidder who meets or exceeds this price wins.

If this price is not met, you can still have a chance to win. The closer your bid is to the reserve price, the greater your chance of winning this lot.

The lot is awarded to the highest bidder whose bid is equal to - or higher than - the reserve price at the end of the auction. If the highest bid has met the reserve price or more, the lot is sold immediately for this price.

What costs are added to my bid?

In addition to your bid, additional costs are incurred in the form of a buyer's premium percentage and VAT. These percentages vary depending on the country. VAT is applied to both your bid and the buyer's premium. Before confirming your bid, you will always receive an overview detailing all relevant amounts associated with your bid, including the final total. This way, you are fully informed about the total amount of your bid.

What is an auto bid versus a manual bid?

An auto bid is a way for you to automatically participate in a bidding process. You enter an amount you are willing to pay for an item and then automatic bids are placed for you up to your maximum bid - but only if necessary. Your maximum bid is hidden from other bidders during the auction. Placed auto bids are indicated by an "A" after the placed bid in the bid history. You need to update a manual bid every time someone outbids you. Keep in mind that an auto bid in the same level as a later manual bid will always lead the auction - because it was placed first.
