Lovech is a historic town surrounded by beautiful landscapes, from the Devetashka Plateau and Krushuna Falls to the Stara Planina Mountains. The city is known for its preserved reconstruction architecture, the covered bridge built by master builder Kolyu Ficheto, and its proximity to Devetashka Cave and other natural landmarks. Modern infrastructure projects continue to improve accessibility, with direct road connections to Sofia and northern Bulgaria, as well as high-speed connections to the Hemus highway under construction, which will further reduce travel time to the capital and the Black Sea. Lovech offers both cultural heritage and strategic connectivity, making it an attractive and promising location.

This forest is located in a strategic area, just 30 km from the Morun River, 12 km from the Sopot River and 19 km from the Varevitets Waterfall. All three of these important natural monuments can be seen in the uploaded photos. The forest is surrounded by many water attractions, making it a unique and attractive location.

The winning bidder must complete the purchase within 14 days of winning the auction. The transfer of ownership can be arranged through the Bulgarian embassy in The Hague, remotely through all notaries in Europe, or you can simply drop by to sign the documents.

In that case, a bidder who was previously the highest bidder but outbid can then become the highest bidder again and be kept to the bargain. After the client has been awarded, the entire purchase price (100%) must be paid within 48 hours; • After receipt of payment, the purchase agreement is drawn up by a local notary; • Taxes are levied on the purchase price according to Bulgarian laws and regulations; • Payment of the other costs must be made after signing the purchase agreement; • Please note: a bid placed is unconditional and irrevocable; • 21% VAT is charged on the auction costs; • This sale comes with an 'as is, where is' clause; • The terms and conditions of use and the legal relationships that arise with regard to the auction are governed by Dutch law; • Troostwijk Auctions Real Estate • Overschiestraat 59 • 1062 XD Amsterdam • realestate@troostwijkauctions.com • Tel. +31 (0)85 -107 43 03

Frequently asked questions

How do I place a bid?

You can easily participate in the auction through the website. Log in as usual and navigate to the lot of your choice. On the right side of the screen, you will find 'Bid' and 'Auto Bid.' Click on 'How does this work' for more information about automatic bidding.

Click on 'Bid' to see the total amount of your bid, including the buyer's premium and VAT. After accepting the general terms and user conditions by checking the box, click 'Confirm' to place the bid.

What is reserve price?

A reserve price is the (non-visible!) minimum amount that a seller has set for a lot and is the lowest price for which the seller is willing to sell. The highest bidder who meets or exceeds this price wins.

If this price is not met, you can still have a chance to win. The closer your bid is to the reserve price, the greater your chance of winning this lot.

The lot is awarded to the highest bidder whose bid is equal to - or higher than - the reserve price at the end of the auction. If the highest bid has met the reserve price or more, the lot is sold immediately for this price.

What costs are added to my bid?

In addition to your bid, additional costs are incurred in the form of a buyer's premium percentage and VAT. These percentages vary depending on the country. VAT is applied to both your bid and the buyer's premium. Before confirming your bid, you will always receive an overview detailing all relevant amounts associated with your bid, including the final total. This way, you are fully informed about the total amount of your bid.

What is an auto bid versus a manual bid?

An auto bid is a way for you to automatically participate in a bidding process. You enter an amount you are willing to pay for an item and then automatic bids are placed for you up to your maximum bid - but only if necessary. Your maximum bid is hidden from other bidders during the auction. Placed auto bids are indicated by an "A" after the placed bid in the bid history. You need to update a manual bid every time someone outbids you. Keep in mind that an auto bid in the same level as a later manual bid will always lead the auction - because it was placed first.
