Attention please!
• It is an auction only by auction. No exit is organized; • During the auction, active bidders may be contacted by telephone or in writing to verify bids and to request a bank statement. This serves to protect both the bidder and the bidding process. It is therefore important that bidders can be reached during the auction. Troostwijk reserves the right to block accounts and remove bids. In that case, a bidder who was previously the highest bidder but outbid can then become the highest bidder again and be kept to the bargain. • After the client has been awarded, a security invoice of 40% of the purchase price must be deposited within 48 hours, + auction costs must be paid; • After receiving the deposit, the purchase agreement is drawn up and signed at a notary in Germany; • The notary appointed by the seller, probably in Meppen or Aue, will send a purchase contract including the date of the notarial transfer, if the highest bidder cannot be physically present here, the purchase contract must be signed via an apostille, after the notary has emailed the power of attorney letter. Must be correctly signed, endorsed with an apostille and returned to the notary within 2 weeks; • Payment of the other costs must be made after signing the purchase agreement; * The object is sold through an auflassungsvormerkung; • Please note: a bid placed is unconditional and irrevocable; • 21% VAT is charged on the auction costs; • Grunderwerbsteuer 5.5% • This sale comes with an 'as is, where is' clause. The object is delivered with the furniture and items that are still present on site; • It is not guaranteed that the list is complete; • The terms and conditions of use and the legal relationships that arise with regard to the auction are governed by Dutch law; German law applies to the notarial purchase contract. • Troostwijk Auctions • Real Estate dep. • Overschiestraat 59 • 1062 XD Amsterdam • realestate@troostwijkauctions.com • Tel. +31(0)85 - 107 43 03

Frequently asked questions

How do I place a bid?

You can easily participate in the auction through the website. Log in as usual and navigate to the lot of your choice. On the right side of the screen, you will find 'Bid' and 'Auto Bid.' Click on 'How does this work' for more information about automatic bidding.

Click on 'Bid' to see the total amount of your bid, including the buyer's premium and VAT. After accepting the general terms and user conditions by checking the box, click 'Confirm' to place the bid.

What is reserve price?

A reserve price is the (non-visible!) minimum amount that a seller has set for a lot and is the lowest price for which the seller is willing to sell. The highest bidder who meets or exceeds this price wins.

If this price is not met, you can still have a chance to win. The closer your bid is to the reserve price, the greater your chance of winning this lot.

The lot is awarded to the highest bidder whose bid is equal to - or higher than - the reserve price at the end of the auction. If the highest bid has met the reserve price or more, the lot is sold immediately for this price.

What costs are added to my bid?

In addition to your bid, additional costs are incurred in the form of a buyer's premium percentage and VAT. These percentages vary depending on the country. VAT is applied to both your bid and the buyer's premium. Before confirming your bid, you will always receive an overview detailing all relevant amounts associated with your bid, including the final total. This way, you are fully informed about the total amount of your bid.

What is an auto bid versus a manual bid?

An auto bid is a way for you to automatically participate in a bidding process. You enter an amount you are willing to pay for an item and then automatic bids are placed for you up to your maximum bid - but only if necessary. Your maximum bid is hidden from other bidders during the auction. Placed auto bids are indicated by an "A" after the placed bid in the bid history. You need to update a manual bid every time someone outbids you. Keep in mind that an auto bid in the same level as a later manual bid will always lead the auction - because it was placed first.
