Attention please!
• The amounts of the private bids, which can be submitted until May 6, 2025, must be expressed in US dollars. However, since the software used by Troostwijk is not yet compatible with the US dollar currency, bids for the apartment rights will have to be submitted in euros. The seller applies a fixed exchange rate of EUR 1 = USD 1.10. This fixed exchange rate remains fully applicable, even if there are exchange rate fluctuations during the auction process. Although bids can/must be placed in euros during the online auction, the final buyer will be invoiced in US dollars, using the aforementioned fixed exchange rate. • This is an auction by bidding only. There will be no Dutch auction. • During the auction, Troostwijk Auctions can request a statement of bank account/proof of financial soundness to ensure compliance with the agreements after the auction has closed. If you are unable to provide this, you will be excluded from the bidding process; • Please note: a placed bid is unconditional and irrevocable; • It is the duty of the Buyer to seek advice (at its own expense) or to investigate which tax (e.g. stamp duty, VAT), legal and notarial costs apply to the sale and transfer of the property, a real estate company and/or the administrative settlement relating to the sale. • It is possible that after the auction closes, an e-mail will be sent with the message that the lot has not been allocated. Unfortunately, this is a bug in our system, which we are working on. The message should be considered as not sent. • Viewing: It is possible to view this property by appointment. Frequently asked questions

How do I place a bid?

You can easily participate in the auction through the website. Log in as usual and navigate to the lot of your choice. On the right side of the screen, you will find 'Bid' and 'Auto Bid.' Click on 'How does this work' for more information about automatic bidding.

Click on 'Bid' to see the total amount of your bid, including the buyer's premium and VAT. After accepting the general terms and user conditions by checking the box, click 'Confirm' to place the bid.

What is reserve price?

A reserve price is the (non-visible!) minimum amount that a seller has set for a lot and is the lowest price for which the seller is willing to sell. The highest bidder who meets or exceeds this price wins.

If this price is not met, you can still have a chance to win. The closer your bid is to the reserve price, the greater your chance of winning this lot.

The lot is awarded to the highest bidder whose bid is equal to - or higher than - the reserve price at the end of the auction. If the highest bid has met the reserve price or more, the lot is sold immediately for this price.

What costs are added to my bid?

In addition to your bid, additional costs are incurred in the form of a buyer's premium percentage and VAT. These percentages vary depending on the country. VAT is applied to both your bid and the buyer's premium. Before confirming your bid, you will always receive an overview detailing all relevant amounts associated with your bid, including the final total. This way, you are fully informed about the total amount of your bid.

What is an auto bid versus a manual bid?

An auto bid is a way for you to automatically participate in a bidding process. You enter an amount you are willing to pay for an item and then automatic bids are placed for you up to your maximum bid - but only if necessary. Your maximum bid is hidden from other bidders during the auction. Placed auto bids are indicated by an "A" after the placed bid in the bid history. You need to update a manual bid every time someone outbids you. Keep in mind that an auto bid in the same level as a later manual bid will always lead the auction - because it was placed first.
