Using our website is easy. Here you will learn everything you need to know to buy your first lot.

To be able to place a bid and use the advanced functionality of Troostwijk Auctions' website you need to be a registered user. Registering is free and once-only.

  2. Activate your account
  3. Log in with your email address and password on MyTroostwijk

There are 3 ways to find lots that you are interested in:

  1. Go to an interesting auction using the Real Estate calendar.
  2. Choose one of the categories.
  3. By using the search bar (at the top right).

To bid

To place a bid you need to be logged in. Before you place a bid, it is important that you do the following:

  1. Read online sales conditions
    At each sale or auction you will find all the important data for that sale, like description, pictures, dimensions etc.. Very important is the ’Specific terms and conditions' button. Here you will find information about the date and time for viewing and closing of the sale, the allotment timing and any additional costs that need to be paid.
    Please read the other documents, for example, the draft contract of delivery, please ensure that you know under what conditions the sale of the real estate will be transferred. To be able to bid, you must first agree to the specific conditions of sale, terms and conditions and any other documents.
  2. Lot details
    Here you will find information about the lot you want to bid for. What are important details for you?
    • the lot description, sales information, pictures, dimensions, local authority searches, zoning plan and other available information
    • closing date and time and allotment date
    • the current bid and the next accepted bid
    • eventual 'Additional cost' are mentioned in the specific conditions of sale.
      These are compulsory costs which need to be paid by the buyer in addition to the purchase price. Additional costs are e.g. conveyance tax and sales tax.

    We advise you to select ‘to follow’ for the lots you are interested in.

  3. Troostwijk selling rules
    With online sales by Dutch auction system we apply the following rules:
    • The "5 minute rule"
    • Combinations
    • Static or proxy bid
    • Reserve met
    • Subject to allocation

    With online tender sales we apply the following rules:
    • Various bids is possible, the highest bid is valid
    • Combinations
    • Subject to allocation

  4. Place a bid and bid preview
    Fill in the amount of your bid in the lot data and confirm by selecting 'Place this bid'. The amount needs to be filled in without full stops, comma's or decimals. Now you see a preview of your bid. The preview consist of the amount of the bid plus taxes, mark-up and possible additional costs. When you confirm by selecting 'Confirm bid' your bid is unconditional, irreversible and placed without any reservation.
  5. You will receive an email:
    • for every bid (bid confirmation)
    • for every outbid (outbid)
    • for every outbid on your automatic bid
    • if there is an outbid on a combination which your lot is part of

Unfortunately, bidding through our Troostwijk app is not possible for Real Estate (yet).

After closing the last lot we close the online sale. We will then enter into consultation with our client/seller on the allotment of the lots. In general it takes several days before knowing if the the lot will be allocated. After the allotment has been decided by our client/seller, we will contact you to inform you if the lot is allocated to you or not. You should then (usually) within a few days, deposit the payment into an account at the notary. The notarial transfer (final legal transfer of ownership) will normally take place within a few weeks after the allotment has been notified to you at the offices of the notary concerned with the particular online sale.

You need to have the money to be able to pay for the property. Part of the sales process may be, that you need to demonstrate that you are able to buy the property. This may be prior or after its closure. If you're dependent on financing the purchase before the closure, please make sure before you start bidding that you can have sufficient funds available for the purchase.

All dates and deadlines can be found in the specific conditions, but the most important data are also mentioned separately on the website.
